When I bought my first home in 2007 it was a negative experience.  I cried on settlement day due to regret and sadness.

When I recently bought this home in Llangollen Estates, my experience was the total opposite.  Dave listened to my story, my situation, and my needs.

I explained that I needed a home for my younger brother and his 2 small children.  I asked him to search in the Colonial School District so my nephew would not have to change schools.

I have no computer or computer skills so therefore Dave had to call me or meet in me in person – which he did without complaint.  As a matter of fact, he was very accommodating.

Dave walked me through each process and stayed by my side at inspections and walk throughs.  He met my brother and his children and included them in the process.  It was obvious that Dave was a father himself.

His wife Sam called me with helpful information regarding furniture and local services.  She looked up phone numbers and addresses for me and did so very kindly.

Dave and Sam made me feel and believe that they were there for me and that I had a friend in them.  I feel the same.

On a business level, this was a sale and purchase of a house.  But to me it was a chance and opportunity for a single dad of 2 small children to have his first home.  A yard for the children to play in and bedrooms for them to sleep in.  It’s my hope and prayer that this home on Llangollen will hold lots of positive and loving memories for my family.

And at this closing – I cried too – but from a place of hope and joy.

There is no way (Read: literally ZERO possibility) I could have gotten my short sale done without Sam on my team! Her services were invaluable, as the bank I dealt with requested not only massive amounts of paperwork but they did so frequently and I, like most people, do not always have the time (or patience) during the day to address such requests. Sam, on the other hand, was right on it – at times, even completing the blanks for me so I could simply sign, date, and get on with my life. We kept in frequent contact via text, phone and email. She answered 95% of the time and in the rare instances she did not, she always called back promptly. When the bank dragged its feet, Sam escalated things, at one point even pushing for a new representative when she felt my file was being mismanaged. Selling a house is stressful enough and I am sure that had I had to handle the nonstop back and forth with the bank, I would have given up out of pure frustration. Sam, however, was always there to “talk me off the cliff” as it were, and in the end, she was right- I was able to successfully complete my short sale and couldn’t be more grateful! I will definitely be referring your group to my friends and family if they should ever find themselves in a similar situation! Thanks again for everything!!!

When our job situations changed and we had to relocate and move out of our brand new home years before we anticipated, it created a very difficult situation for us.  The housing market was on the decline and it seemed that they only way to obtain a buyer would be to apply for a short sale.

We had a complicated short sale process, which involved working with two different banks.  The first was an extremely difficult bank to work with and the things that we were being told often seemed to make no sense to us at all.  Sam and Dave got involved and helped us through the many, many ups and downs that were involved in the process.  There were times when we thought our bank was just not going to be willing to give us the option of a short sale on our home and that we would have no other choice but foreclosure.  We were scared, but Sam and Dave were always available to provide the right information and hope that there would be a next step in the process.  They took the stress of the process off of us by being our liaison to the bank(s).  They have the knowledge base and skills to work with banks and “speak their language.”  They knew the right questions to ask and right way to approach working with our bank(s).

When we did receive an offer on our house, it was in the middle of our mortgage being sold.  Sam and Dave helped everything to work smoothly so that our file would get to the right people at the new bank as quickly as possible.  Our home closed within 2 ½ months of the offer being made and the new bank taking over the mortgage.

I was going through a tough time in my life and was forced into a financial bind with my home, I tried to sell my home on many occasions, but with the real estate market crashing, I could not get the price I needed to satisfy the mortgage. I struggled for 2+ years trying to figure out a solution that wouldn’t jeopardize my credit worthiness by just walking away from the property and settling for foreclosure, I was at the end of my rope and my bank account was emptied from trying to maintain the mortgage on my property. I didn’t know what to do or who to call, then my Realtor suggested the O’Donnell’s to me and explained what they did for people such as myself in this type of financial bind. I have to admit in the beginning I was very skeptical, I didn’t trust anyone with my personal information and wasn’t sure if this was some scheme for someone to scam me for money or make my situation worse, So I was hesitant at first to call. So I decided to call to at least hear what their plan of action was for a situation such as mine. So I made the call to Dave O’Donnell. WOW I was totally shocked that this gentleman never met me before but had the patience to listen to my entire situation and answer all the questions that I had at that time. He explained in full detail what his plan of action was for me and how he was going to execute it. He gave me simple directions I had to submit to him in order for him to get start, and did I mention it didn’t cost me a single dollar out of my pocket, His earnings came from the end of the process with the buyer and the bank, I felt relieved that I had someone to help me through this process and was on my team. I have to admit there was a lot of challenges thrown at us and I wasn’t use to this type of transaction, However Dave was and he handled every detail of the obstacles so well that I knew he was going to resolve this problem for me no matter what came our away. I was IMPRESSED. Not one time did I have to deal with the mortgage company at all, once I gave the O’Donnell’s the power of attorney for my case, all my phone calls went and came from them and I was more than comfortable that they were handling them. They kept me informed every step of the way Mrs. O’Donnell sent me emails weekly if not daily keeping me updated of new findings or anything I need to respond to. The faster I turned the information over to her she executed them to the proper people to move the process quickly. I am very satisfied how they handled my situation and the professionalism they use. I don’t know what I would have done without them. THANK YOU AGAIN. If I had to do over again I would have called them FIRST instead of stressing and trying to handle the mortgage company myself.  If you want the job done right, call the O’Donnell’s.
