Our experience with working with Team O’donnell was truly exceptional. Our search began during the housing crisis during the pandemic in 2021. Our first encounter with Team O’donnell occurred when they helped us with finding our second home in Delaware. Our first experience with the home buying process in 2009 was not a pleasant experience so we were very strategic the second time around. We cannot remember how we met Sam and Dave, but I remember we interviewed them when we began our search for our second home, and we intuitively knew they were the real estate agents to aid us with our home buying needs. We were impressed with their level of knowledge and the amount of data that they had about the market. It was an easy decision for us to collaborate with them since we were set on buying in a family friendly neighborhood and I’m so thankful we did.

Team O’donnell was ALWAYS available for home tours. Their responsiveness was incredible. If they didn’t pick up, they always call back no longer than 5 minutes later, responding by text and email. The communication was always on point and always reminded us of principal factors about the homebuying and selling process. The second time around we bought an older home, so it wasn’t a comfortable deal due to the age of the house, however they addressed all the concerns we had as we searched for a home. At the time we were searching to buy a home, inventory was low we were constantly outbid on some homes, however with Sam and Dave’s creative techniques our last and final bid was accepted with terms and conditions that worked for both parties involved.

Fast forward to 2024, we made the decision to sell the same home Team O’donnell helped us buy in 2021. The decision to use Team O’donnell again was the easiest decision in the home selling process. This was a smooth and positive experience as they highlighted all the key elements to get the home sold. We all collaborated in planning to prepare for the home to be sold. Sam and Dave are also very well versed at dealing with other real estate agents. When there were disagreements about certain verbiage in documents, they were patient and worked through some tough situations without breaking a sweat. Their cool, calm mindset kept our best interest in mind and gave us the confidence they would get the job done – and they did! Our home was on the market less than two weeks and is the highest selling home in the neighborhood. Our neighborhood is extremely popular, and we were extremely grateful for all their diligence and providing some other requests for us to assure us were satisfied with during the home selling process.

Their promptness, knowledge of the market, strategic mindset, kindness, and good energy made a potentially chaotic purchase and selling process simple. The Harris family is forever grateful for their professionalism and experience in the real estate industry. Sam is excellent with the administrative process for buying and selling the home and Dave is an expert in explaining anything within the home. Boy, did we luck out when we found Sam and Dave O’Donnell of EXP Realty, LLC. Our home purchase was a “new build,” which is much more complicated than a resale. Sam and Dave were with us every step of the way. They walked us through the entire lengthy process with advice and expertise that was beyond anything we could have imagined. They visited the build site frequently, as we were out of state. They were our “boots on the ground.” We never expected to get drone photo updates regularly during the long build process. Even after closing on our home, Sam and Dave are still assisting us with referrals of professionals, since we are new to the state. THEY ARE THE GREATEST!! Where to begin?

I am lucky and proud to count myself as a friend of many years with Team O’Donnell (Sam and Dave). They sold me my house in 2009, so when I decided to put it on the market this year, it was a no-brainer that they would handle the sale.

From Dave’s initial assessment of my property, I knew I made the right decision. He and Sam handled it like it was their own property. I had some things that needed to be repaired/updated and they immediately steered me to QUALITY contractors that they constantly rely on to help people get things done (without feeling like you were getting taken). Sam and Dave navigated my Home Inspection Report like they had written it themselves, and, before I knew it, everything that needed to be addressed had been addressed and we had a settlement date.

I felt bad because of the amount of “dumb questions” I felt I peppered them with, but, whether it was Dave or Sam, they either picked up on the first or second ring or got back to me immediately, and always with a well-thought answer and solution. They left no stone unturned and they were both extremely involved and extremely active with the process from start to finish.

I count myself lucky to have had them handle my real estate transaction and even luckier to call them my friends. To say I was pleased would be an understatement!

Dave and Sam were absolutely amazing! We were not in the market to sell our house but the perfect opportunity came up. With the help and guidance of Dave and Sam we had our home on the market in a very quick two weeks! They did an amazing job marketing the house and we had a full price offer on day four of being on the market.
